A floor that has to live with a family

Attached garages
The busiest floor in the house and the least protected. It takes hot tires, road salt, dropped tools, bike stands and a snowblower, and it is usually the first thing a visitor sees. Chip broadcast finishes suit it well because the texture gives grip when the floor is wet and hides the dust and grit that a driveway tracks in.
Basements
A different problem entirely. Basement slabs are below grade and in contact with the ground, so the question is never just what finish you want, it is how much moisture is moving through the concrete. That gets measured before anything is quoted. Where a slab reads high, we say so, and we say what would have to change.
Workshops and home gyms
Point loads from racks and benches, dropped weights, and solvents. These rooms usually want a higher build and a harder topcoat than a garage, and they want the joints treated rather than simply coated over.
Older slabs
Cracks, pits, spalled patches and previous DIY coatings are normal, not a disqualification. They are repaired or removed as part of the preparation. What we will not do is coat over a surface that is already letting go, because the new floor would fail exactly where the old one did.

Hot tires coming off I-75 and Big Beaver
A tire that has been running at highway speed comes home hot and soft, and it sits on one small patch of floor while it cools. That patch is the single hardest thing a garage coating ever has to survive. A thin one-coat kit softens under it and lifts away in strips the shape of the tread, usually the first spring after it was rolled on. A properly ground slab and a correctly built system does not release, because the bond is mechanical rather than a film sitting on top of sealed concrete.
The brine puddle that never quite freezes
Cars in Oakland County spend December through March collecting road salt in solution. It melts off inside the garage and pools, and because a garage slab hovers near freezing the puddle stays liquid for hours instead of drying. That is the most aggressive chemical exposure a house sees all year, and it lands on the one floor most people never seal.
Basement slabs poured before vapour retarders were routine
Plenty of Troy housing stock predates the practice of laying a sheet vapour retarder under a basement slab. Where there is nothing between the concrete and the ground, ground moisture moves up through the slab as vapour, and a coating put over it traps that vapour until it blisters. The fix is not a better coating, it is testing the slab first. Calcium chloride and in-situ relative humidity tests both exist for exactly this, and they cost far less than a floor that has to be ground off and done twice.
